the unfinished property unless the client approves it. We have
characterized
through experience that there are four elements that aid in the
loss of time and money in the construction arena.
Homebuyers
For insurance purposes we don’t allow new homebuyers to walk
onto the unfinished property unless the client gives us approval.
Aside from the far too familiar term “Sidewalk
Superintendent” who scrutinizes the contractor’s work
always insisting that something is wrong causing the contractor
to lose time by tending to the complaint. Homebuyers will sometimes
notice scratches or damage to portions of the home or fixtures and
rather than having the contractor fix the damage the homebuyer will
destroy the item causing the builder to replace it.
Criminals
The criminal is an opportunist who will seize the opportunity to
steal when given the chance. Opportunists such as these would rather
attempt to steal from an unsecured site rather than run the risk
of being spotted or captured by a security officer watching the
property.
Children
Although Vandalism, Malicious Mischief and Graffiti can be serious,
children offer a greater risk to the contractor by playing at a
construction site. Children walking onto a construction site risk
the chance of injury or death. Injuries sustained at the construction
site almost always cause civil litigation. As you know lawsuits
can be time consuming and frustrating while causing an increase
in insurance rates.
Internal / Employee Theft
The supervising engineer for one of the largest construction companies
in the state recently stated, "Over 70% of all of our site
losses are the direct result of employee theft."
According to the New York Times "most employers estimate
that about 72% of their shrinkage is employee related."
Aside from theft of machinery, tools and other equipment, acommon
construction theft scenario may go as follows:
An employee takes a side job that requires the same material found
at the construction site where he or she is employed. Tempted to
cut costs, the employee takes what is needed and leaves the site.
With deadlines and anxious property owners hanging in the balance,
a good security program plays an active role in lessening the time
and money it takes to deal with: Vandalism, Injury and Theft.
